COMMERCIAL PLAN REVIEW REQUIREMENTS
NEW CONSTRUCTION
This checklist is to assist you when applying for a permit to: Incomplete forms, inaccurate plans or details may result in the denial of an application and the return of the plans and applications for revision or additional information. GENERAL INFORMATION In addition to the Building Permit Application, finalized construction documents must be provided by the permit applicant. The documents should be to scale, and as complete and accurate as possible with sufficient detail to indicate the nature and scope of the work. Provide sealed, signed and dated plans by the design professional when required by SC law (greater than 5,000 SF or 3 stories). Two hard copy sets of construction drawings (no smaller than 11 inches by 17 inches and no larger than 30 inches by 42 inches) and one electronic copy (PDF format). Revised drawings shall include revision identification. The following information and drawings are recommended and may be required depending on the size, occupancy type, and complexity of the building. -

Elevation Drawing that depicts front, rear, and side views, exterior finishes, doors, windows, decks, patios, etc. Provide defining height & width details. -
Foundation plan depicting footing dimensions, and pier pad or slab dimensions. Drawing should identify thickened areas (slabs) and the type of foundation wall (if crawl space). -
Structural plan and details as appropriate. Provide wall sections for all interior and exterior walls and other framing details as appropriate. Floor girder and joist layout to include lumber species, grade, sizes, and spans of floor structures (if crawl space). -
Floor Plan of each story with rooms labeled, room dimensions shown, window and door sizes and header information noted. Show compliance with Egress and Handicap accessibility requirements (ICC/ANSI-A117.1-2003) -
Plumbing Plan with details for the Plumbing Systems. -
Mechanical Plan with details for the Mechanical Systems. -
Electrical Plan with details for the Electrical Systems. -
Roof Framing Plan that details that depict the size of ceiling joists and rafters, rafter or truss spans, use of LVL beams, type of roof sheathing, etc. If trusses are used, a copy of the truss design documents shall be provided. If LVLs are used, provide a copy of sizing specs from an engineer. Provide roof plan layout and details (roof slopes & drainage, scuppers, concentrated loads, access, etc.) - Ceiling Layout Plan and details (ceiling heights, type of ceiling, etc.)
- Window and Door schedules: Identify all rated doors and windows, frame types, door hardware, sizes of glazing and tempered safety glass.
- Site plan that depicts lot lines, driveways, easements, other structures, underground storage and/or septic tanks, electrical cables, gas piping, etc. Show all parking, handicap parking and access aisles, handicap parking signage details, all walkways, distances to the property lines, distances from other structures on the lot, all utility locations and sizes (proposed and existing), existing and proposed grades, curb openings, ramps, landings, retaining walls etc.
- Landscape plan that shows final vegetation plantings.
Complex structures -
Life Safety Plan: For complex buildings, show egress and life safety plan. Identify room or area occupant loads, all rated walls and shafts, show calculations for the means of egress widths for all exits, all stairs, doors, corridors and ramped exits for each entire floor occupant load. Provide stairway details (width, risers, treads, handrails, guardrails, landings, headroom etc). -
Sprinkler design drawings showing location of piping and sprinkler heads, pipe sizing, etc. when appropriate or required by code. Detailed plans, shop drawings, calculations, etc. must be approved by the State Fire Marshal. - Fire Alarm plans showing details when appropriate or required by code
- Construction designs showing details for all rated walls, floors, ceilings, roofs, shafts, etc.
- Penetration designs showing details for protecting all rated walls, floors, ceilings, roofs, shafts, etc.
- Interior designs detailing interior finishes and flame spread index information.
- If appropriate, identify any Hazardous Locations. Submit complete data on the type and the amount of hazardous materials stored, processed, manufactured, or used in this facility (provide MSDS Sheets).
